Sterling completed design-assist and construction services to incorporate infrastructure improvements to transform an existing eight-story office building to house laboratory tenants. Phase 1A included the installation of one rooftop EAHU and one rooftop chiller, ductwork distribution, a new 4000 amp distributed electrical service, standby emergency power systems, structural improvements, a centralized PH system, and HHW plant and risers. The structural scope required opening up and welding reinforcing steel to 36 columns on six floors to support the load of the new rooftop equipment. In addition, new support steel was incorporated on the 8th floor and galvanized dunnage on the roof to accommodate the new units. Phase 1B included the installation of one additional EAHU and chiller, associated power for the new units, ductwork and piping distribution, and the creation of a chemical storage room. Sterling coordinated multiple phases and shutdowns to ensure occupied operations were not negatively impacted.
