The IDB TI Lab Conversions project encompassed a series of significant lab and office space transformations aimed at enhancing mechanical efficiency, improving air quality, and lowering operational costs across multiple tenant spaces within the Innovation and Design Building. Each lab fit-out incorporates advanced mechanical systems tailored to the unique needs of life sciences tenants, ensuring high-performing, energy-efficient environments that support research and development.

As part of our sustainable approach, we used high-tech laser scanning to produce accurate point cloud models of existing conditions. This model allowed us to precisely map new system integrations within existing structural and MEP infrastructure constraints. Through this detailed digital twin, we ensured seamless installations that maximize air circulation and control with high-efficiency equipment, reducing energy demand and operational expenses over the long term. Throughout the project, our team installed new water-source heat pumps, terminal boxes, registers, and other high-performance HVAC components, providing optimized climate control and enhanced indoor air quality. Working closely with top mechanical contractors, we also coordinated substantial upgrades, including 75 heat pumps, nearly 300 terminal boxes, and 46 tons of air movement infrastructure, collectively boosting tenant comfort and system efficiency.
